Mortgage protection is about ensuring a loan can be cleared or reduced if a borrower dies or, in some structures, becomes disabled.
If you are financing a home in the UAE, mortgage protection insurance is likely to come up before you sign, because banks generally want the outstanding loan backed by life cover on the borrower. So for most buyers the honest answer to the title is that some form of protection will be expected.
The more useful question is which version, and on whose terms. You can usually accept the policy the bank arranges, or bring your own cover and assign it to the lender, subject to the bank’s acceptance criteria. Each route has trade-offs that are worth understanding before the offer letter is finalised. What follows is general information, not advice on your particular loan.
At its core it is life cover sized to the home loan: if the borrower dies during the term, the benefit is used to repay what is owed, so the property can pass to the family without the debt. Some structures add permanent disability or critical illness benefits. Cover can be decreasing, shrinking broadly in line with a repayment mortgage, or level, where the sum stays the same and may leave a surplus for the family once the loan is settled, depending on how the policy is assigned. The structures on offer vary by insurer and by bank, and any claim depends on the policy wording and the accuracy of what you disclosed when applying.
The two routes can look identical on the day you sign and diverge years later. The main points of comparison are:
Assignment gives the lender a legal interest in the policy up to the outstanding debt. The bank will normally check that the sum assured, the term and the insurer meet its requirements, and will expect to be told if the policy lapses or premiums stop. Requirements vary between banks, so ask your lender for its criteria in writing as early as possible, ideally before the offer is final, to leave time for underwriting. If you later move the mortgage, the same policy can often be reassigned to the new lender rather than starting again at an older age.
Couples buying together need to decide whether to insure both lives for the full loan or each for a share. A joint policy that pays on the first death is common for mortgages, but it usually ends after that claim, leaving the surviving partner uninsured just when they may want cover most. Expatriates should also think about what happens if they leave the UAE while the loan or the property remains; some policies continue regardless of residence, others carry restrictions. Families with property or borrowing in Beirut as well as Dubai should check that the currency of the cover lines up with the currency of each debt.
In most households, yes. Mortgage protection clears one debt. It does not replace your income, fund school fees or pay living costs for the years your family would need support. Treat the mortgage as one line within a wider protection calculation rather than the whole plan. Equally, avoid paying twice: if you already hold a suitable personal policy, increasing it and assigning part of it to the lender can sometimes be cleaner than buying a second, narrower contract.

Individuals, families, or businesses in Dubai, Beirut, or the GCC researching mortgage protection insurance before an advisory conversation.
No. It is educational. Recommendations require a financial review of your circumstances.
