Dubai Mortgage Cover: Bank or Your Own?

Buying in Dubai, people are told life insurance is mandatory with the mortgage. That policy and a policy for your family are easy to confuse, and they do not do the same job.

Threads about Dubai mortgages keep returning to the same surprise. The bank asks for life insurance. The buyer already has a policy, or buys the one the bank offers, and assumes the family is protected. Often the bank's policy pays the bank. This article is educational, not a personal recommendation. What you need depends on the loan, the lender's rules, and who would still need income if you died.

What the bank's policy is for

A life policy linked to a mortgage is there to clear, or reduce, the outstanding loan if the borrower dies or, on some contracts, becomes disabled. The benefit is commonly assigned to the lender. Your family does not receive a cheque for the full sum and then decide what to do with the apartment. The loan is dealt with first. If anything is left after the debt, what happens to it depends on the contract, the assignment, and your estate. Do not assume a surplus.

The amount usually tracks the loan, not your family's costs. As the balance falls, the cover can fall with it. A policy that matched the loan on day one may be far smaller than school fees and living costs five years later. It was sized for the bank's risk, not for yours.

A second property is often a second policy

People who already have mortgage cover on one home sometimes ask whether they can simply increase it for a second purchase. Lenders commonly want a policy that belongs to that loan and that property. The existing assignment cannot quietly stretch across two banks and two title deeds. Ask the new lender, in writing, before you pay for a top-up that the bank will not accept.

Can you use your own policy instead?

Some lenders accept a policy you already hold, or one you buy elsewhere, if it meets their amount, term, and assignment rules. Others insist on the policy arranged with the loan. There is no single rule for every bank in Dubai. The only reliable answer is the lender's current requirement for your application, not a forum post about someone else's bank.

If an outside policy is allowed, read what you are assigning. Assigning your only family policy to the bank can leave your dependants with the loan cleared and no separate capital. A mortgage policy plus a personal term policy is two jobs. One document rarely does both well.

What to compare, besides the interest rate

The loan rate is not the whole cost. Ask what the life cover costs, whether property insurance is bundled, whether the life cover decreases with the balance, who receives the payout, and what happens if you refinance or sell. A cheaper interest rate with an expensive, inflexible policy can cost more over the life of the loan than a rate that looked higher on the offer letter.

Ask also what the cover does if you leave the UAE while the loan remains. A policy that ends when your visa ends, while the mortgage continues, is a gap the bank may or may not have planned for. Get that answer before completion, not after the move.

A simple split

Treat the bank's requirement as debt protection. Treat your family's needs as a separate sum: income, school, and any support you send home, for as many years as they would need it. If the bank's policy does not pay that second sum to people you name, you still have the family question open.

Write the two sums on one page before completion. One line is the outstanding loan and who is paid if you die. The other is the household's monthly cost and how many years that cost continues. If both lines point at the same policy, read the assignment again. A document that names the bank as the party paid cannot also be the document that names your spouse, unless a separate benefit says so.

ONE Insurance Brokers can sit with the loan offer and say which part protects the bank and which part, if any, protects the household. The first consultation in Dubai or Beirut is complimentary, with no obligation to buy.

Frequently asked questions

Does the bank's life insurance pay my family?

Usually it pays down the loan, because the benefit is assigned to the lender. Anything left for your family depends on the contract and your estate. Do not treat it as a personal life policy unless the wording says so.

I already have life insurance. Can the bank use that?

Some lenders accept an outside policy if the amount, term, and assignment suit them. Others require the policy arranged with the loan. Ask your lender in writing before you rely on the policy you already have.

Can one policy cover two mortgaged properties?

Often no. Each loan commonly needs cover tied to that property. Confirm with the new lender before you increase an existing policy and assume it will be accepted.

Does mortgage life cover replace term insurance for my family?

No. Mortgage cover is sized to the debt and usually paid toward that debt. Term cover sized to your family's income is a separate question, even if the loan would be cleared.

What if I leave the UAE before the mortgage ends?

Ask whether the life policy continues, and whether the loan agreement requires it to. A visa ending and a loan remaining is a combination to resolve before you move, not after.
